Key Rental Property Metrics

Gross Rental Yield

Annual rent ÷ Property value × 100. A simple measure of rental income relative to property price. Typical range: 4–10%.

Net Rental Yield

(Annual rent − Annual expenses) ÷ Property value × 100. Accounts for vacancy, maintenance, taxes, and insurance.

Cap Rate

Net Operating Income (NOI) ÷ Property value × 100. Used to compare investment properties regardless of financing. Typical range: 4–8%.

Cash-on-Cash Return

Annual pre-tax cash flow ÷ Total cash invested × 100. Measures actual return on your down payment and closing costs.
