The Debt Service Coverage Ratio is calculated by dividing the property's monthly gross rental income by the monthly mortgage payment (PITIA).
DSCR Formula
DSCR = Monthly Gross Rent ÷ Monthly Mortgage Payment (PITIA). A DSCR of 1.0 means rent exactly covers the mortgage. Most lenders require 1.0 or higher.
What DSCR Do I Need?
Minimum 1.0 for most programs. 1.25+ qualifies for the best rates. Some programs allow below 1.0 (called "no-ratio" DSCR) with a larger down payment.
What Is PITIA?
PITIA = Principal + Interest + Taxes + Insurance + HOA (if applicable). This is your total monthly housing expense used in the DSCR calculation.
Market Rent vs. Actual Rent
Lenders use the higher of actual rent or market rent (from an appraisal). If your property is vacant, market rent from the appraisal is used.
